Bad engineer's report on property

Ray was selling houses and got an Engineer’s Report for purchasers. It was a bad report and the purchaser pulled out of the deal.Some aspects of the Report were false.What are the legal rights as regards getting money back from Engineer.

If I understand this Listener’s question -  Ray was an Auctioneer who was representing you and was obtaining Engineer’s Reports for any prospective purchasers.   This is a very unusual practice because normally it is a matter for the buyer to get their own Report and that neither this Listener as seller, nor Ray as his/her Auctioneer would have any dealings with it so as to preserve the Caveat Emptor Rule -  "let the buyer beware".   

That said however this unusual practice has exposed this Listener to a problem and it is Ray’s responsibility as this Listener’s Agent to answer questions  why the Engineer’s Report was wrong.

I presume that if this Listener was selling the house they already have a Solicitor and he or she should consult that Solicitor regarding  suing both Ray and the Engineer over this business.
