Badly soundproofed apartment

I bought an apartment off the plans two years ago. The bedroom faces onto a major slip road. The traffic noise is a problem. Do you reckon there is any recourse with the builder to sound proof?

Firstly, this listener should have known that the bedroom faced the slip road because it would be clear from the plans that that was the case. The real issue that the listener raises is – is the property properly built as regards sound proofing.

To get the answer to this you would have to take up the plans and specifications that were attached to the contract that you signed when you bought off the plans. These would probably be with your bank or building society as part of the security for the mortgage and your Solicitor will be able to give you details of how to access them.

You should take the plans and specifications to an architect or a surveyor and ask was the building built in accordance with the building regulations and in fact the plans and specifications themselves. If the apartment was not built with regard to reasonable specification then you may have a case against the builder.

You can find more information on noise pollution etc at www.enfo.ie
