Delay in Land Registry

I bought my house two years ago but still haven’t received my Land Registry folio from the Land Registry or from my solicitor. Is this normal?

The delay depends in many ways on in what area of the country the property is located and the type of title involved.  Two years does seem like a long period but the Land Registry (now called The Property Registration Authority) still have a large arrears of registrations from the days of the Celtic Tiger and delays have occurred. 

 

It is possible that your legal title is already registered but you haven’t received a folio because it hasn’t been requisitioned.  It is not automatic that your solicitor would requisition a folio and indeed many times if a folio is requisitioned it goes to your bank or building society. And equally it's possible that the Land Registry has title queries (such as mapping etc) that are being sorted out between your solicitor, the seller's solicitor and the Land Registry whithout your being troubled by minor technicalities.

 

My advice is to call your solicitor and ask if registration is completed and if it is not, ask why.
